Welcome to tranquilo domingo!!

615pm here and I am sure Rolly is in KW sitting in his big chair watching the golf playoff between Bradley, Haas y Mickelson.

Great day here. No el gimnsaio leaves an extra few hours in the day and we took advantage of that.

Max awoke at 730am and for the first time in weeks, had a sore belly. Madre took great care of him and within minutes he is chill-laxed and a half hour later…success!!

The dude was a poo machine today. Must remember to check the Guinness records. Ja ja ja

Max had a pit stop…pañale change…and we were out the door. Great walk, saw lots of peeps including the gang at Gabriels, and came back in time for a siesta!!

When we came home, gave Max a bottle and that allowed madre to sleep in even longer.

After the bottle is was off to the nap room where within minutes, Max was asleep and in his cuna. Trick? I now bounce him more like I was presenting a bottle wine. That allows him to look up and around and that has seemed to work!!

And how long was that nap? 55 minutes!! Ta-da and then time to wake up madre.

I hit the sack and Bex took care of Max…and baked the Crispy Rice squares!! Outcome…we may not be giving ANY of these away!! Ja ja ja

We were not sure of the water temp in the alberca, so Bex went down to test the waters. Small pool was up to Max’s liking, but he needed a nap and pool time was postponed.

But once Max was up…off to Jesica’s Plasticos where we browsed and ended up buying a small container to keep all of Max’s living room items consolidated.

Did a short walk through centro, hola to the boys and then Max let us know it was time to go.

Mi familia....in the same cross walk where I got my first Mexican taste of traffic tickets. I ended up going the wrong way down a one way...cost me $200 pesos.

Here is what I found out about the palabra de Oaxaqueñas Tanguyu.

El Tanguyu es una figura de barro, que representa a la mujer istmeña. A clay figure that represents the woman Isthmus. 


We came home and Max ended up taking a 10 minute nap and then hung out on our laps until the 6pm rutina.

Currently 735pm and Max is asleep, the pollo is cooking and Bex? Headed to the alberca for some laps!!

And now at 835pm, dinner is over, platos being washed and the Canucks lead Edmonton 2-0. Looking forward to collecting my double Crown from Fast Eddy next time I see him. 6-2 Van over TO last night!!

Bexico is about to head up to the oficina where she has a deadline for the NY client and is about to start work on some character designs for a new client. This will lead to some more animation. No shortage of work for Bexico!!

Ok…Mojon. Won’t bore you with too many details, but the fact is that many pieces of property here are sold with paperwork which has been stamped by local governments, but has not been approved by the federal government.

Guess what? That has happened to a portion of our property and now we have decisions to make. I have emailed Jay, the hombre that sold us the property and we will see what, if anything, happens there.

We CAN still build on our lot…but now we would need a lease from the government. The lease is barrato…$60 Cdn a year and is good for 15 years when you just renew. Almost ALL beachfront hotels in Mexico have a FZ lease because the rule is simple. From the high water mark, the FZ extends another 20 metros.

The issues….normal paperwork to start building, takes 6 meses. To build in FZ, it is at least a one year wait for the lease. Ugh.
Issue #2…you cannot sell FZ land. You can transfer the lease, but cannot sell. So…if we want to build and then sell for a nice profit down the road, we have to declare the FZ issue. Peeps buy properties like this, take a look at THIS one for sale.

This property is located at La Bocana. Sweet spot and villa…but the FZ issue might be a problem.

So, decisions need to be made. Might be able to recoup $$ from Jay…and if we do, we would look at another piece of property at Mojon. If we do not succeed there, we will then make some hard decisions.

If we do build on the FZ, it will be a great time. Great place to live and I am sure we can make some $$ via the rentals. The down side is the ease of selling it down the road.

We have no set timetable, but had not planned on living here forever. At the longest, we are told escuela here is fine until grade 6 or 7, which if we did stay that long, is still 10 years plus.

So there you have it. Stay tuned.

Lunes is around the corner. No big plans…but the corte de cabello is still on the lista!!
